Licensed & insured
Ask for the number and the certificate. You should ask any contractor.
Owner on site
The person who quotes your job is the person running it.
Written scope
Line by line, before a tool comes out of the van.
Permits & inspections
Pulled before work starts, closed out when it finishes.
What we do
Five services, and we do them properly
We would rather turn a job down than take one we cannot run well. These are the five we take across Orlando and Orange County.
Bathroom remodels
Full gut to finish. Demolition, plumbing and electrical rough-in, waterproofing, tile, vanity, fixtures and trim. The waterproofing is the layer you never see again and the one that decides whether the room lasts.
Drywall & water damage
Cut out what is wet, find why it got wet, put it back flat. Hanging, taping, texture matching and the repair to whatever caused it, so the patch disappears under paint instead of showing through in six months.
Interior painting
Walls, ceilings, trim and doors. Filling, sanding, caulking and cutting in by hand, with floors and furniture properly covered. Prep is most of the work and all of the difference.
Small home remodels
Kitchens, a wall coming out, a room reworked end to end. Small enough that one contractor runs the whole job, which is exactly why the schedule holds.
Framing
Walls, headers, trusses and the structural work behind a remodel. Set plumb, braced as it goes up, and left open and reachable until it has passed inspection.
Not sure which one it is?
Most jobs are two of these at once. A stain on a ceiling is drywall, paint and whatever is leaking above it. Send a photo and we will tell you which, and whether it needs a permit.

About us
A contractor who is actually on your job
Measured Foundation is led by a hands-on general contractor who manages projects from planning through to completion. The person who quotes your work is the person on site while it runs, and the person you call when you have a question about it.
- Precision. Measured, drawn up and priced line by line, so you know what you are buying before it starts.
- Accountability. Whatever turns up behind a wall gets photographed and priced in writing before we carry on. Nothing lands on your invoice unseen.
- Code-compliant. Permits pulled where the work needs them, nothing closed in before it is inspected, and the permit closed out at the end.
- Built to last. The parts nobody sees — waterproofing, framing, fixings — are the parts that decide how long the finish holds up.
Our work
Before, after, and what happens in between
A dated bathroom and a tired kitchen change a house more than almost anything else you can do to it for the money. Click any photo to see it full size.
Tub and curtain to walk-in shower
Pan out, plumbing moved, waterproofed, tiled, new vanity and lighting. A permit job with two inspections in it.
Closed oak kitchen to open island
Cabinetry out, lighting reworked, an island where the peninsula was. Opening the wall is framing work, not cabinet work.
Soffit down, window opened up
Dropping a soffit and widening an opening is drywall, framing and paint in one job. One contractor on it beats three.
Trusses set and braced
Each truss tied off before the next one goes up. A roof line is not something you straighten afterwards.
Re-frame, Orlando
Stripped back, re-framed and left open and reachable until the inspector has been through it.
Straight about these: the two photos marked "our job" are ours. The three before-and-after pairs show the kind of transformation this work produces rather than three of our addresses. Ask for photos of a finished job near you and you will get them.
How it works
Four steps, and you know where you stand at each one
Hiring someone to open up your house is uncomfortable because you cannot see what happens next. Here is the order it happens in.
Free estimate
We measure the room, photograph what is there, and send a written scope line by line — what comes out, what goes back, and what is specifically not included.
Permit
Where the work moves plumbing, alters circuits or touches structure, the permit is pulled under our license before anything starts.
Build
Demolition, rough-in, then finishes. Anything found behind a wall is photographed and priced in writing before we carry on.
Rough-in inspectionClose-out
Your punch list worked until it is empty, then the final inspection and the permit closed out properly. That last part matters when you sell.
Final inspection
Tell us what the room is doing
A photo and a sentence is enough to start. You will get a straight answer about whether it is a job we take, what it needs, and whether it needs a permit.
Service area
Orlando, and close to it
Local means the van is twenty minutes away, not two hours. It is the difference between a snag being sorted on Thursday and being sorted next month.

Before you sign — with anyone
Check the license
Florida contractor licenses are public record. Ask any contractor for the number and the certificate of insurance, then look both up before money changes hands. It takes four minutes and it is the single best thing you can do for yourself.
[ License number — send it and it goes here and in the footer, so prospects can look it up without having to ask. ]
Reviews
What customers say
[ Review — a bathroom remodel. Ideally one that mentions the surprise behind the wall and how it was handled. ]
[ Name · Orlando ]
[ Review — drywall or water damage. The ones that mention turning up when promised are worth more than the ones about the finish. ]
[ Name · Orlando ]
[ Review — a remodel or framing job. Anything mentioning the permit and inspection going smoothly is gold here. ]
[ Name · Orlando ]
Deliberately empty. These three stay blank until there are real Google reviews to put in them. Send yours and they drop straight in — invented ones read as invented, and a customer who spots one stops believing the rest of the page.
